A reservation is final when we are requested to reserve the cottage( this can be per mail, telephone or any other means ). After receipt of our confirmation by mail, 50% of the total rent should be credited to our account within 5 working days. The remaining 50% is due no later than four weeks before the date of arrival (credited to our account)
If you make a reservation within 4 weeks before the arrival date, then the full amount must be transferred immediately after receiving our confirmation.
The amount from the final cleaning or other expenses you have made during your stay have to be paid on the last day of your stay to the owner
Politica de cancelamentos
If you are obliged, to cancel your stay at our cottage, than we pay back (part of) the rent according to the schedule below. For the part that we do not pay back you might want to get a cancellation insurance.
Until 30 days to arrival in our accommodation 50% from the total rent
Until 10 days to arrival in our accommodation 25% from the total rent
Within 10 days until arrival in our accommodation 10% from the total rent

Our check in time is 4pm. We always try to facilitate an early check in where possible. However, if a guest leaves on the day of your arrival you may not be able to check in until 4pm. We operate flexible times for arrival up to 9pm.
Our check out time is 10.30am. We always try to facilitate the leaving of luggage in the apartment where possible. However, if a guest is arriving on the day you are leaving we will ask you to remove your luggage at 10.30am.You can ask us to store your luggage.
In the high season the arrival/departure day is Saturday.
Damage to our possessions in/by the accommodation
The Property will have been inspected prior to occupation and therefore The Renter undertakes to:
Notify The Owner or your contact person immediately with regard to any damage and/or maintenance issues that require attention.
Keep the Property and all furniture, fixtures, fittings, chattels and effects in or about the Property in the same state of repair and condition as found at the commencement of the Rental.
If by the action of one of our guests will occur damage to any of the above ,we will claim the damage on the responsible or his adult attendant(s). The same applies for loss of movable property . If you have a travel insurance, they may give you a refund from the paid damage. Refer to the conditions of your insurance.
Refunds
If a breakdown should occur to fundamental elements such as water systems, plumbing, electrical systems, or WIFI connection and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. This does not apply to system breakdown caused by misuse, such as plumbing blockages caused by inappropriate use of sanitary facilities.
The Owner is not liable, nor will provide a refund, for any stoppage of electrical services or WIFI connections caused by extreme weather or other circumstances beyond his control. Similarly, there will be no refunds for inclement weather, changes in water levels, conditions at neighbouring properties, or any nuisance afforded by the natural elements of the location such as flying insects or the animal population.
Smoking is not allowed in the house. Smoking is permitted on the private terrace. Never dispose Cigarette butts in the garden during the summer months due to fire hazards. Open fire on the grounds is prohibited at all times!
Pets are allowed on the grounds, but not in the house!

We (Quinta Horta da Rosa) are in no way liable for any accidents that may happen during your stay. Nor are we liable for damage to or loss of your belongings. The use of the accommodation, play area, swimming pool and other facilities located on our property are for the full responsibility of our guests.
